10 Irritants Potential Buyers Will Notice When Visiting Your Property

You’ve put your property on the market. But are you really ready to show off your house? Some annoying little things can slip under a homeowner’s radar: they simply stop noticing them when they’ve lived in the same space for a while. Potential buyers, on the other hand, see everything!

When visiting a property, potential buyers analyze every detail, sometimes without realizing it. A negative impression can form in a matter of seconds, even if the residence is in top condition and priced fairly.

The good news? Most of these issues are easy and inexpensive to fix.

1. Dingy Grout

In the bathroom, discoloured grout (on the floor, backsplash, and in the shower) can quickly make the room look dirty, even when it’s clean. A thorough scrub or a grout refresh (a full re-grouting may be necessary) can completely transform the room’s appearance.


2. A Dust-Covered Bathroom Fan

As a homeowner, you no longer notice the ceilings… unlike visitors.

The ceiling ventilation fan is often overlooked when cleaning. Yet a dust-covered grille doesn’t inspire confidence. It detracts from the bathroom’s appearance and creates an impression of general neglect that doesn’t reflect reality.


3. Musty, Cigarette, or Pet Smells

Smell plays a huge role during a viewing. A lingering odour can be enough to deter people. Even subconsciously, the visitor may simply feel uncomfortable in the property, without being able to put their finger on the problem.

Take a few minutes to

  • air out every room (before each viewing);
  • wash curtains, cushions, and other textiles that trap odours;
  • replace or clean the ventilation filters;
  • avoid overly strong air fresheners, which may arouse suspicion.


4. Rings in the Toilets or Bathtubs

Limescale, rust, or dark stains at the bottom of the toilet and bath can leave an impression of uncleanliness. A few specialized products and a bit of elbow grease are often all it takes to restore them to a spotless shine.


5. Grease Smudges in the Kitchen

A thin layer of grease can easily build up on the surfaces of the cupboards near the stove, the handles, the range hood, the backsplash, and even the top of the fridge. Visitors notice this straight away, especially in a well-lit kitchen. Hello, fingerprints!

6. Dirty Door Handles and Light Switches

We touch these surfaces every day… but often forget to clean them.

Before each visit, vacuum thoroughly and remove any visible pet hair using a lint roller or a purpose-designed brush.

10. The Little Details That Make a Big Difference

Taken separately, these minor flaws seem insignificant. Together, however, they may suggest that the property isn’t being properly maintained.

For example, take a few minutes to attend to:

  • burnt-out bulbs
  • leaky faucets
  • loose baseboards
  • misaligned cupboard doors
  • cobwebs in the corners
  • paint on mouldings or walls in need of a few touch-ups
